It affects how the sale is reported for tax, which is a conversation with your accountant rather than with us, but it helps to know.

What is registered against the title

Every mortgage, line of credit or other charge on the title has to be paid out and discharged before the buyer takes it. We request a payout statement from each lender, and the earlier we know who they are the better.

A second mortgage, a secured line of credit you may not have drawn on, a lien, or anything a previous lender never discharged. Give the lender and reference number where you have them. Leave it blank if there is nothing you know of.

Ask your realtor's office to send us the full contract of purchase and sale with every addendum. If you are selling privately, send it yourself once the file is open; we will tell you how.
